Department: Manager – Retail Leasing & Tenant Relations

Job Objective
Is responsible for overseeing the leasing of retail spaces within the company’s property portfolio, managing tenant relationships, and ensuring high occupancy rates while maximizing revenue. This role involves negotiating lease agreements, developing leasing strategies, and maintaining positive, long-term tenant relationships.
Key Responsibilities
- 1. Leasing Management: • Develop and implement comprehensive retail leasing strategies aligned with the company’s revenue objectives. • Identify potential tenants and retail concepts suitable for the property portfolio. • Conduct market research and competitor analysis to identify market trends and potential tenants. • Manage the entire leasing cycle, from lead generation to deal closure, including negotiation and documentation of lease agreements. • Ensure all lease agreements comply with legal standards and company policies. • Monitor and manage lease renewals, terminations, and expirations.
- 2. Tenant Relations: • Act as the primary point of contact for all tenant-related matters. • Build and maintain strong relationships with tenants to ensure satisfaction and long-term partnerships. • Handle tenant inquiries, concerns and disputes professionally and effectively. • Conduct regular site visits and meetings with tenants to ensure compliance with lease terms and property standards. • Develop and implement tenant retention strategies to minimize vacancies.
- 3. Financial & Reporting: • Develop annual leasing budgets and revenue forecasts. • Ensure all rental payments, service charges and TOR are collected on time. • Prepare regular leasing and tenant relations reports for line manager. • Analyze and report on leasing performance, occupancy rates and revenue generation.
- 4. Marketing & Business Development: • Collaborate with the marketing team to promote available retail spaces regularly. • Participate in industry events, trade shows and networking activities to attract potential tenants. • Assist in developing promotional strategies to support leasing performance.
- 5. Compliance & Legal: • Ensure adherence to all regulatory requirements related to leasing activities. • Work closely with the legal team to draft and review lease agreements and tenant-related documents. • Ensure tenants adhere to operational guidelines and property standards.
- 6. Operational Management: • Coordinate with property management teams to ensure properties are well-maintained and presentable. • Work closely with the facilities and community management team to address any tenant-related operational issues.
Working Conditions
- Office-based role with frequent site visits.
- Flexibility for occasional travel and extended working hours as required.
Qualifications & Skills:
- Bachelor’s degree in Business Administration, Real Estate, Marketing, or a related field.
- Minimum of 5-7 years of experience in retail leasing, tenant relations, or commercial real estate.
- Strong negotiation and communication skills.
- Knowledge of retail market trends and local leasing regulations.
- Proven ability to build and maintain long-term business relationships.
- Strong analytical, financial, and reporting skills.
- Proficiency in leasing management software and Microsoft Office Suite.
